Disassociate Yourself From Your Home

Prepping and staging a house. Every seller wants her home to sell fast and bring top dollar. Does that sound good to you? Well, it’s not luck that makes that happen. It’s careful planning and knowing how to professionally spruce up your home that will send home buyers scurrying for their checkbooks. Here is how to prep a house and turn it into an irresistible and marketable home.
You’ve lived in this home for years, and it’s become part of you. However, you’ve got to make that break. Here are a few tips:
• Say to yourself, “This is not my home; it is a house — a product to be sold much like a box of cereal on the grocery store shelf.
• Make the mental decision to “let go” of your emotions and focus on the fact that soon this house will no longer be yours.
• Picture yourself handing over the keys and envelopes containing appliance warranties to the new owners!
• Don’t look backwards — look toward the future.
De-Personalize.
Pack up those personal photographs and family heirlooms. Buyers can’t see past personal artifacts, and you don’t want them to be distracted. You want buyers to imagine their own photos on the walls, and they can’t do that if yours are there! You don’t want to make any buyer ask, “I wonder what kind of people live in this home?” You want buyers to say, “I can see myself living here.”
1. De-Clutter is the number one priority
People collect an amazing quantity of junk. Consider this: if you haven’t used it in over a year, you probably don’t need it.
o If you don’t need it, why not donate it or throw it away?
o Remove all books from bookcases.
o Pack up those knickknacks.
o Clean off everything on kitchen counters.
o Put essential items used daily in a small box that can be stored in a closet when not in use.
o Think of this process as a head-start on the packing you will eventually need to do anyway.
1. Rearrange bedroom closets and storage cabinets
Buyers love to snoop and will open closet and cabinet doors. Think of the message it sends if items fall out! Now imagine what a buyer believes about you if she sees everything organized. It says you probably take good care of the rest of the house as well.
Make Minor Repairs
In some seller’s markets, for example, you can sell a home in its present condition without much complaint. In normal markets or buyer’s markets, repairs can make or break your sale.
• Patch holes in walls.
• Fix leaky faucets.
• Fix doors that don’t close properly and kitchen drawers that jam.
• Consider painting your walls neutral colors, especially if you have grown accustomed to purple or pink walls.
(Don’t give buyers any reason to remember your home as “the house with the orange bathroom.”)
• Replace burned-out light bulbs.
Make the House Sparkle!
Cleaning your home should go beyond the usual weekly or day-to-day cleaning job. This could take all day to complete, and you might want to hire assistance.
• Wash windows inside and out.
• Clean out cobwebs.
• Re-caulk tubs, showers and sinks.
• Clean out the refrigerator.
• Dust furniture, ceiling fan blades and light fixtures.
• Bleach dingy grout.
• Clean and air out any musty smelling areas. Odors are a no-no.
Scrutinize Curb Appeal
If a buyer won’t get out of her agent’s car because she doesn’t like the exterior of your home, you’ll never get her inside.
• Go outside and open your front door. Stand there. Do you want to go inside? Does the house welcome you?
• Linger in the doorway of every single room and imagine how your house will look to a buyer.
• Does it look like nobody lives in this house? You’re almost finished.
• Mow the lawn.
• Paint faded window trim.
• Trim your bushes.
• Make sure visitors can clearly read your house number.

These are just a few ideas for you to go off of, when getting your home ready for sale!!!

Happy Monday’s

Well the leaves are turning fast so I hope everyone is able to get out for a drive and take a look at them, because before we know it they will be gone and winter will be upon us. Speaking about winter have you started thinking about preparing your yards and septic’s for it. Its better to be overly prepared than not at all. Most winters when we get large amounts of snow you usually don’t have to worry about your septic’s because then you have a nice layer of insulation covering it. But those winters that we don’t get large amount’s of snow is when you need to put down hay or straw over your septic for insulation so it don’t freeze up on you, cause that can be very costly to have someone come and thaw it out for you. This is just one of the things to be thinking about since winter is right around the corner.

  1. Know the local Real Estate Market. Look at what is making the house sales happen. Ask your realtor and if they don’t know find an agent that does know. Local trends in your neighborhood are critical in selling your home.
  2. Declutter your home. The biggest payoff for to selling your home is the time spent cleaning and decluttering your home. Homes that look to be well maintained sell for more money. When you clean out your house this can help it look like it is being well maintained and kept up with. Take the you out of your home so buyers can picture themselves in your home.
  3. Price your Home right. It’s simple you over price your home it will sit on the market longer. Price right when you first list so your home does not sit on the market for a length of time. Over priced homes help sells your neighbors house.
  4. Selling your home is inconvenient. Your will be inconvenienced by the times that buyers are able to see your property. Be prepared for that change in your schedule.
  5. Make Repairs ahead of time. When making these repairs before a buyer has inspector come in can save you time and money. If you know it needs to be repaired do it before the listing goes active. Buyers love to negotiate after the home inspection so keep that in mind.
  6. Closing Date is the Move Out Date. It can turn buyers away from a home that they have to continue to allow the seller to stay in the house.

Staging & Decorating Your Listing on a Tuesday

Are you looking to list your house? What are things you need to do to get your property ready to list?

First and foremost DECLUTTER!!! The best thing to do is get rid of clutter. Too much furniture in a small space can make the room look cluttered and hard for a buyer to see what the room actually looks like. It is hard for buyers and their agents to look past too many Knick Knacks and wall hangings so pack them up.

Depersonalize…. When a home looks and feels like the seller’s house it is hard for the buyer to see themselves living in the home. Take out any of your personal belongings and pack them up.

Furniture Groupings… There is a belief that furniture pushed up against the walls make a room feel larger, but that isn’t the case. You should instead place furniture in cozy conversational groups also keeping in mind you must keep traffic flow. This will help make the room look cozy and larger.

Home Lighting… Having great lighting can make your home look warm and welcoming. To do this increase the wattage in lamps and fixtures. Make sure to have ambient lighting, task lighting and accent lighting. Dark corners can really scare a buyer.

Neutral and Appealing… All rooms of a home should be a neutral fresh color. This will tone down any dated finishes. By neutral color that does not mean only a beige color. Keep in mind Bold colors have a way of reducing offers.
