‘Unexpected’ Markets Are Among This Month’s Hottest

Smaller metro areas known for affordability won out realtor.com®’s list of top-performing markets in July. Several of the areas topping its list are industrial towns in the Rust Belt that have undergone revitalization, or are smaller, less pricier alternatives to a nearby larger city.
 
Fort Wayne, Ind., hit the top spot on the hottest housing market list in July as one of three Indiana metros to be included in the 20 hottest markets list, according to realtor.com®. Researchers rank the metros based on where the fastest sales are occurring and the markets that see the highest number of searches at realtor.com®. Fort Wayne, for example, had nearly triple the views on realtor.com® than typical properties throughout the rest of the country. Its median days on the market dropped seven days over the past year.

Landscapers say they see homeowners repeatedly making the same mistakes in yard design, whether it’s using the wrong plants or not keeping up with maintenance. Landscapers recently shared with Apartment Therapy some of the most common yard mishaps they see, including:

Going too big. “Don’t be seduced by showy plants you see on the internet or at the nursery,” says Jenny Jones, senior landscape designer at Terremoto Landscape Architecture. “We see a lot of gardens populated with plants that are inappropriate, either because they are invasive, poisonous, or are simply out of context.” Jones cites feather grass, which can be invasive, or firestick cacti, which grow large and can overtake other plants.

Overpruning. “Pruning is an art,” Jones told Apartment Therapy. Homeowners can remove too much and jeopardize the look of their landscapes. “We cringe when we see natives sheared like boxwood, plants that are cut back so they don’t intermingle, and trees that are rudely trimmed,” Jones says. “Take your time and be thoughtful about it.”

Making it too colorful. Homeowners may want to add color to their yard, but it can be overdone. For example, landscape and interior designer Isabelle Dahlin of Dekor says using warm woods with cool stone is a big error. “People don’t think about how the stone will look,” she says. She suggests trying to keep plants to a color palette of three.

Don’t Overlook Your Kitchen’s Design Star

Kitchen islands have become the focal point in many homes, and there are plenty of reasons why real estate pros are spotlighting them in their listings.
 
Kitchens have transformed into multifunctional spaces in recent years, and the kitchen island is turning it into a social gem. “The island gives families with children the opportunity to combine cooking, homework and socializing, the latter being especially valuable,” Lene Halse Hornemann, designer and owner of Multiform Design Center Copenhagen, told Houzz. “And for couples whose children have moved away from home, it’s the idea that one person can cook and the other can sit with a glass of wine on a bar stool by the island and enjoy the moment.”

Where Homeowners Move Most, Least Frequently

Homeowners are staying put in their properties longer, but the length of homeownership tenure varies geographically. Fixr.com, a home improvement website, recently studied where homeowners are staying in their homes the longest versus shortest amounts of time.
 
In cities with the shortest homeownership tenure, the median period of ownership is less than 10 years, according to Fixr.com. The city of Enterprise, Nev., has the shortest homeownership tenure, at 6.6 years, followed by Frisco, Texas; Lehigh Acres, Fla.; and McKinney, Texas, which all have an average seven-year homeownership tenure.
 
On the other hand, homeowners are staying put much longer in other places. Detroit homeowners have the longest homeownership tenure, at more than 20 years. Los Angeles and Cleveland, Ohio, followed, with 18 years. “The reasons that homeowners choose to sell can vary from job security, economic growth, and wage stagnation to construction costs and housing market strength,” the study notes.

10 Markets Expected to Appreciate the Most Over the Next Year

Real estate in the nation’s 100 largest markets is expected to continue to appreciate into next year, although some leveling is expected. Veros Real Estate Solutions, a risk management and predictive analytics firm, projects appreciation will be at 3.7% over the 12 months ending June 1, 2020.
 
“This flattening indicates that although there is definite softness overall in the housing market, the fundamentals are healthy,” says Eric Fox, Veros’ vice president of statistical and economic modeling. “One potential contributing factor we saw in the models is some softening of mortgage interest rates, which is helping to prop up values and stem the decline.”
 
The markets poised to appreciate the most over the next year are dominated by small to modest-sized metros. The Northwest continues to dominate the highest appreciating markets, with Idaho and Washington state each holding four of the top 10 spots, the report notes. Several Midwest states, including Indiana, Michigan, and Ohio, are also showing strength, with average statewide appreciation for all three around 5%, according to the report.
